I've heard sprucing up the landscaping/curb appeal helps with appraisal.

I'd probably skip the mice and bear part of the claim though, that's tough to prove that it's the tenants fault and the judge may kick that one to the curb.

Mainly because of new building code requirements for road, pad, curbs, water, sewer pipping and running electric to each pad.I just got a cost estimate to run sewer. water and electric and pad (8,500) in Floresville, TX to a single mobile not including  road work.

New roof and then after hitting the market it was clear we needed some curb appeal so we improved the landscaping.

Tell them to pound sand . “ I’ll fix it just as soon as you leeches are kicked to the curb !”

Hi @Jordan MoorheadI welcome all lectures at this stage of my learning curb... common decency goes a long way especially in sensitive situations where you are asking someone to move out of a place (they hopefully like) that they've called home over a decade and have been paying next to nothing.

The curb appeal may suffer. 

Something tells me I will have better luck with the people that actually have to leave their house to go buy the paper or shopper versus just clicking around on CL.I also think the curb appeal might have something to do with it.

At the same time we did exterior improvements to the driveways, siding and pool that's improved curb appeal.

currently searching for some wholesale opportunities so I can finish the exterior curb appeal and move out of the second unit into a SFR with my family and let the property cash flow me into the next deal.
