The timing of your rental is creating the interest in the property.Colleges are graduating soon and tons of students will need new apartments for their first job.I also suspect you priced it too low and need to hike it another 100 bucks or more a month to weed out the losers and narrow down the contenders.

Remember, when screening, you are looking for any reason to reject applicants not reasons to accept.These applicants have failed my initial screening as being contenders on my list, not necessarily off the list but defiantly sidelined.

I am in the camp of the current housing situation is locale with some national issues effecting a small percent in housing.Here in KC metro S.F.H is still red hot in the A and B areas bidding war still the norm my nephew just bought a house over bid it then throw out inspections, the other contender was all cash but wanted inspections to be a factor.So, he put down a container money and did inspections if he found a bomb was going to eat the money and walk that is where we are at right now still to get a decent house .I am of the thought S.F.H are the money easier to unload easy to rent STILL.

Unless they have a police report, they dont have a legal standing to terminate the lease based on concern for bodily harm...... but its not worth the fight to contend that claimIf the current tenants dont want to let you find a new tenant, they can either find one that meets all your criteria and screening (while covering the full rent until that happens) or assume the full rent between fewer of them long term.

Those old homes probably need $5,000 each of work to sell them, so that erases any possible gain from sale, so that number is not $80,000 but actually $0.So the profitability of this deal will be contingent on you filling up the other 4 lots and raising the lot rents farther over time.Going to the end of the movie and working backwards, this park at 100% occupancy and rents of $295 five years from now would be worth maybe $450,000 (that's assuming an expense ratio of 40% and an exit cap rate of about 9.5%).So is it worth all the effort to rehab and sell off 17 homes and contend with all the deferred maintenance and private sewer?
