Some will try to get over in the short term, but most will understand that this situation isn't going to last forever and eventually the music will stop playing. 

Renegotiated the notes to 7% interest.  6 months later the tenant in the rear building, a music school and event center moved out and I sold the building to a business needing warehouse space for $1,075,000 and paid off the note with $50,000 left over of which my 60% was $30,000.  

Still we woul dbe debt free with an income of 6k+ a month.Now I know there may be better ways to invest this money so that is why I am composing this post.

I think I would have a talk with this guy and if it didn't go well, maybe show him what elbows do to teeth.Your other option could be to blast some Wesley Willis music in his direction 24/7 until he removes the sign.

Just as we were about to go in the front door, from out of nowhere we heard loud music being played by a the high schools marching band.

You most likely have a property composed of squatters.Another option if there are no leases or everyone is month to month then consider asking your attorney to draw up agreements that that the tenants must sign.  

Don't let Greg scare you too much, I've lived with others for something like 10-15 years and not had any bigger problems than someone was playing their music too loud at night.

Now, in less than a year, there are 5 kids (the 5th baby arrived just few weeks ago) and 3 dogs, doing "dodos" everywhere, attacking us on our own property, tenants don't seem to work and it's hard to imagine how they make living (neither one of them seem to work), causing noise disturbance by loud inappropriate music every time we are in our back yard, etc... 

I imagine the worst: a neighbor who is trashy and keeps empty soda cans or water bottles on the lawn, toys strewn about, doesn't cut the grass, smokes, has excessive traffic, vicious dogs, unclean or untidy enough to attract and feed roaches, loud music that disturbs my tenant, or even maintenance like the roof or windows.
