I'm curious: why is your co-signer prepared to take on your risk with you?

A friend of mine is co-owner in a drug rehab clinic that operates in Southern California.  

I am aiming to have a portfolio of 2-3 long-term rentals within the Colorado market by 2026.

I'll cosign @Andrew Steffens  number though and I have ran furnishings either between $15-20 per square foot as a really rough ball park depending on location/style. 

We now have a property in Colorado Springs that will be rented out when we get orders again.

New to real estate investing all together but my husband and I are very interested in raw land investing here in the Colorado mountains.

I'm wondering if there are specific requirements for rentals in Colorado for interconnected alarms? 

Purchase price: $1,100,000 7 unit single story apartment complex.This is a Syndicated deal that we are General Partners and Co-Sponsors in.The units are 1 bedroom 1bath.

You can usually get the zoning destination with the property listing, then look that designation up in the town's zoning code to see which uses are allowed there.Basement habitation - There is a concern that limited egress, fire and CO are major risks to bedrooms and habitation in general of basements.
