All my peers and clients who previously bought tax sale properties moved away from the strategy a number of years ago so I don't have any recent experiences to go off of,  but wouldn't be surprised if the lead time is longer this time of year due to the holidays. 

The successful brokers in this space often have analysists who are researching the market for listings, prospective clients etc.

For every #2 scenario (an easy transaction) there are probably 9 #3 scenarios when agent shows 20 houses to clients who don't end up buying anything and the agent makes $0.

We just helped 2 clients build and rent their ADUs Highland Park: 2 bedroom 2 bath (840 sq ft) for $3k per month Pasadena: 400 sq ft garage conversion : $2,200 per month. 

They already have my records from the previous year(s), I’ve been a client for 20+ years, and I provide pretty detailed reports per property.
