Out of State investor

@John Salcedo you may already know some of this, but a reminder doesn't hurt:)Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster. So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

Buying a halfway house / sober living house

As far as the legality of sober living homes they have a good bit of protection at the federal level from local government discrimination since people in recovery from addiction are a protected class, however some cities and counties have occupancy laws and certain codes that conflict with the sober home model and oftentimes the neighbors are not keen on having one next to them.

BRRRR Beginner in New York—Neighborhood suggestions outside the city to start?

@Minji KimRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which is VERY important for stable rental income and low property maintenance/damage.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster. If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

So far I've read that it may be difficult to get some of the irrs that are marketed since there has been a bull run across real estate with a low-rate environment the last decade and I would love to hear thoughts.- What are the "usual" investment minimums for a deal?

Considering converting primary home into first rental investment

It is hard to sell a property when you have such a good rate and it is possible that it could cash flow done correctly. You sound like you might be interested in commercial mixed use, it's one of my favorite asset classes out there because it's diversified in and of itself.
