I realize this may require a tax pro but wanted to get an initial pulse from this community first.

I initially planned on doing month to month lease for incoming tenants just in case I need to let them go if they end up not being the right fit.

I’ve had investors that initially bought SFRs in CA and accumulated about $400k - then sold the properties and now are actively buying fixers, small homes and value add properties where they use the $300k to purchase and improve and make between $200k to $300k per year in gross profits when selling a renovated or improved property.

Document the change in your policy and be clear about the new criteria in your advertising or initial responses to interested renters.

And to this day I can’t figure out where my initial analysis went wrong!  

ok, in your initial post you stated you got your money back -but it appears you did not get your money back.

The initial bundle fee that was in place for about two years was reasonable.

The numbers only looked good initially and really led to headaches in actuality.It really was hard to step out of my tunnel vision when I was over the moon when I heard of the profit I could make rather than looking at my own market with my initial funds.I agree that one or two solid investments outweigh many cruddy properties just to show that I have so many under my belt.Quality over quantity is the motto going forward for sure.
