All units recently have ceramic tile put down everywhere.

Put cement board and ceramic tile above ,,,not those cheap surrounds.insulate and plastic sheath as necessary.Nothing is water proof, only resistant.

Biggest things I see to improve are Paint, drywall repair, replace the acoustical tile ceiling with drywall, flooring, Counter tops, shower surround.
