Off the top of my head the things I want are the ability to: for people to sign up for an setup a storage unit online, require all tenants to setup autopay, schedule rent raises, tenants can contact customer support via message or chat, 24/7 customer support, integrate with the gate system, integrate with the cam/video system, etc.Thank you,Gulliver

We now have several sets of Simply Safe cameras for houses we're working on and Trail Cams for lots where we are doing the early stages of construction.

Is it typical for a commercial property manager to collect their revenue based on 5% of rent and CAM expenses collected or just 5% of rent? 

I live directly across from the Publix homes in my neighborhood are selling for 200+ , we can get to the highway in about 5 minutes, Cam newton and Tyler Perry live in the area also , I think the biggest con is its outside of Atlanta some people like that , some hate it cause it’s takes about 30 min to get to the action, other than that I would call it a B area , rents in my neighborhood are going for 1500-1800/month .

Are you doing NNN leases, or bill back for utilities and CAM?

I'd rather tell them to hold the loan until the LTV cam into line, selling it later, that is if the lender was a bank.

I probably wouldn't do the gift card thing but if they were good tenants throughout the term of the lease, well then when it cam time to raise rents I would either leave their rent as is or slightly increase it while also reminding them that you really appreciate them as tenants and this is your way of showing gratitude.
