Personally, I enjoyed the book. I

there i go rambling again - one day i'll write a book i guess lol. anyhow, seems like i have a lot  of reading to do. new year, new ventures, right?

.... one more book I wanted to mention that's not offered here on BP is the book "The Millionaire Real Estate Investor", by Gary Keller.  

If a traditional owner occupied mortgage doesn't fit, you could look at other options like partnering with your mom, seller financing, or read Brandon Turner's book.  I

This book is just packed with information, motivation, and strategies. 

I recommend the podcasts, the beginners guide, and if you want to pay, the low/no money down book is a good start.2) Start looking now, but when you get back find your team...at a minimum you'll need a property manager and a realtor.  

Even though there are numerous amounts of info on BP I tend to learn better in a group/classroom setting rather then just reading a book. I

the greatest book I ever read was the one I put down and went and found a deal-that book was how to win friends and influence people before that book I had read everything I could on the deals and the ways and the thiss and the that'sone Saturday I told myself I am going to look at and make a offer on a house and I did- I didn't get it or was able to buy the first six I made offers on but that is were my confidence came into place- I was learning how to make deals- that you cannot learn from a book-I hope this finds you with great confidence you will find the deal you will be successful it is a great journey enjoy it
