If you have no experience cold calling you will fail.

That being said I know a lot of people cold call people in pre-foreclosure and I’ve seen the letters and scripts people use but I was wondering if you were allowed to advertise that your buy pre-foreclosure homes.

You can cold call to find off-market deals or consider expanding your search to get more opportunities. 

MLS, Zillow, Cold Calling/lead generating, Realtors, Mail Marketing, SEO/Online marketing...If you are going direct-to-owner (aka sourcing your own deals), you'll have the most and best options.

I never fell fo rthe whole DMM, cold calling, texting, driving for dollars crap.I never fell for the foreclosure list, taxlien list, absentee owners list.

We had a really cold winter.

I would connect with an investor-focused agent in your market that has a team that does cold-outreach like cold-calling, cold-text, post-cards, street boards, etc... 

For me, it was cold calling and relationship building.

Same with an aging AC, if it works and blows appropriately cold air, it's not a defect.
