Looking to hear what you would do - I've heard of people targeting 1031 Investors to sell large portfolios or multiple buildings but have no idea where I would begin outside of asking a community like Bigger Pockets.

The Bigger Pockets community and podcast has been a major resource and mentor in helping me learn the ropes of real estate investing. 

Then, as you buld knowledge & experience you can do bigger projects.3) The two above strategies can build funds to invest in rentals.

So there was a boom in building - and most of them were the bigger properties. 

Seems like that has a bigger difference than you'd expect. 

This is my first post on Bigger Pockets as I get going into my real estate journey.

Turn-key would be nice, but if I can get a bigger bang for my buck, I'm not against a fixer-upper if there is a good deal.

It seems like your ROI is basically the same in each option, but you are taking on a much bigger project to convert a single family to a four-family.So basic calculations, since we don't have a full financial picture, i.e. what does financing of each look like?
