I learned a ton by watching and helping the tradesmen which has given me the confidence to do additional repairs or upgrades in the rest of the house such as installing a new bathtub and surround in the main bathroom, adding fixtures, drywall fixes, and even moving some electrical.

Wall mount toilets are out,  and new plumbing is installed... bathtub installed, new interior doors hung!

I'm concerned because it has a shower and not a bath tub. 

Some of my favs areCouches thrown through second story windows.Bed bugs.Tenants steal hot water tanks on the way out.Tenants turning on the bath tub then abandoning the house.Concrete in the toilet.All that said it is a rarity that extreme damage like above is going to happen.

Also after I repaired the toilet flapper she said her bath tub became clogged which was false I pulled out a wad of  her hair from the tub drain. 

New floor, painting, appliance, new bathtubs, shower tiles, new Ikea cabinets.

I have updated the following to the property:- Ripped out carpeting and installed Vinyl Flooring- Refinished all bathtubs and sinks from a deep green to a bright white finish- Fresh coat of eggshell white paint and high gloss on the trimI have learned so much from this first property that I wouldn't have learned without the experience of just jumping in!

I was supposed to buy big items like a bathtub and tiles.

Holes in walls, broken bathtubs, smoking weeds in the house, and a stolen 75inch TV.I am completely hands off on this property.
