@Andrea FinkelsteinI'm not sure I would view your tenant charging for parking as sub-leasing, some businesses charge for parking, that's just running their business. 

Being a contrarian has usually played out well historically or you could look in the rear view mirror in a year or two and sang Coulda, woulda shoulda : ).
