I can think of several neighborhoods that continued to go up through the crash 6-8 years ago.

Then, the market crashes and rents go down 80% due to some varying factors...none of which you really had control over.

When we arrived we peaked in the windows and you could see a bunch of ratty looking furniture (odd for staging I thought).

I've been watching HGTV at home, I've also watched The big short (a movie about the 2008 house market crash), and also got an few books that I haven't gotten a chance to read yet.

If you look through BP threads of "omg when is the crash going to happen" it's overwhelmingly people who haven't done a single deal yet.So unless you have some systemic economic collapse of multiple systems and industries, market cycles aren't a big deal.

I don't understand your maintenance being $725 and Vacancy being $35.Can you expand on your thoughts here and how you're arriving at these numbers?
