Don't make fun of me when I say this, but I am currently at the moment not up to dealing with wearing many hats, like dealing with title companies and attorneys to make sure that all contracts are compliant, hiring inspectors to check if there are any hidden issues with the property, making earnest money deposits, getting appraisals, dealing with people who back out of contracts, and sometimes having trouble braking even.If I were to work in a sales agency dealing with fixer uppers, I can have an on-staff transaction coordinator, a little less of the unseen details to deal with, and something that is more straightforward to deal with.

I'm not trying to be selfish but I'm building right now and going after market share in the north jersey area.

Just because they give you the remotes you provided doesn't mean they didn't pair an aftermarket remote or the one built into their vehicle.

Going after marketing by those with options and contracts to buy is the low hanging fruit of brokering without a license activities.  

I may be wrong but I think that I came out pretty over zealous in my intro and you've basically told me to pump the brakes and be prepared to learn a lot more lessons and take my time through this journey. 

You have a tiger by the tail because of price and terms you paid, I agree with those that have said to put on the brakes.

A couple of years ago I briefly flirted with the idea of going back for a Masters and totally hit the brakes when I saw the tuition prices.In addition to that, we have the retail apocalypse with all these retail giants going under that means thousands of lost jobs.And I can't speak for other markets, but here in Houston, I think the commercial office space world is in a depression or at least a recession. 

They might have paired their vehicles or an aftermarket remote to the garage opener.

long story short, after marketing the property a buyer contacted me offering 10% down and a 5 year or sooner pay off, of course, my seller did not want that. 

It's a little bit like the Google video suggestions: You start out watching how to change your brake pads, three "related" videos later you watch an Airbus landing in a strong cross wind... :)
