I think that you have a huge stereotype of all people who operate as a wholesaler and tend to make accusations without a whole understanding of the situation. 

I respond to comments - and try to add value or seek clarification.I trust you can start doing the same - without spreading unjustified personal accusations?

Yeah I googled it before posting but so many choices came with some of them being accused of being ransomware or spyware.

Be patient,it's only 7 days and you don't want them trying to respond to the court using their alleged fake lease.Even if it is totally fake and they are true squatters,they could cause severe delays filing motion after motion and instituting waiting periods for hearings on each motion.You can be accused of being a racist landlord,providing unsafe living situations,cutting off utilities and other forms of harassment,etc.Proof is not required,just the accusations get you 45 days or more delayed waiting for a courtroom date to open up.So,be patient and cross your fingers they don't respond so you can get that order for the sheriff to remove them ASAP.

I wanted to respond in a helpful and kind way, but I also wanted to ensure that I didn't say anything that could lead to my being accused of being discriminatory (or any other accusation).

The plumber is being accused, and the police will resolve this quickly, if involved.I also suspect BS on the tenant.

Don't try to get over on people just to steal an equity - these folks have problems.I'd say it is OK to talk to them and give them some ideas to help their situation - but be very careful that you are not accused of taking unfair advantage of someone in a bad stressful situation.There are better deals out there -

I know others who've been falsely accused, and had to go through long processes of organizational valdiation before getting back on their feet--it's a demeaning, disheartening, and tiring experience (not to mention it seems like it's a guilty-until-proven-innocent process).I think it's great you're trying to help her out--and if you're confident that she'll be exonerated by the state, helping her get back on her feet can be the right thing to do.
