Just looking at those listing photos is depressing; the nasty old painted trim, deteriorated finishes, tiny cramped bedrooms....ugh! 

Just replaced these SOR Lowes.White doors are steel $100 eachBurgundy is solid Oak $180 already coated with a plasticized coating.Took my maintenance guy 2 hours per door including completely removing the old doors & all new trim & caulking.I also get Appliances catch & dent.  

Not sure if you can see but they did not put the trim on the edge of the parquet.

Account Closed I prefer to not share pictures but I happy to discuss :) The property is worn down a bit (paint on trim needed to be scraped off and redone, broken fence in yard, minor things inside the units, etc.) but habitable. 

I bondowed the dents in the front door, scraped popcorn ceilings, trimmed the trees, replaced the floors (with luxury vinyl plank long before it was the fad.)

Landlord still did not contact Oncor.tenant notified landlord of continuing power surges. 5 days after the incident landlord finally called Oncor to fix the problem.Oncor repairman told tenant landlord should have called before trimming.

I covered the cheap counters with contact paper to look like high end marble (~$100), framed the mirrors with trim (~$10 per mirror), upgraded old carpet to vinyl plank ( Lessons learned?

But these numbers have some fat that can be trimmed , but i try to be conservative .

It was as simple as removing the old window, silicone caulk, screw in new window, small bit of low expansion foam, and then fussing with the trim to make it look perfect.

Trim: Dust and wipe down all moulding, trim, heaters, vents, switch covers, and door knobs.
