The problem that a lot of LLs in my niche get into is that they don't inspect the properties on a regular basis.

We as Architects do this regularly.

However, they’re requesting a mid-stay cleaning without any additional cleaning fees.

For example, I have a property that was announced as a grant funding development for 2025, along with the need to buy neighboring lots to clean up the land. 

Besides your rent, your cleaning fee should be the largest expenses for your normal operation.

The more complicated your business structure becomes, the more problems it can actually cause such as when looking for lending options, getting the best interest rate, keeping clean accounting, filing taxes, opening bank accounts, getting credit cards, executing a 1031, making title insurance claims or even triggering a due on sale clause, etc. 

I think it depends on the condition of the property whether it needs full replacement of most parts or just cleaning refreshing.

Or just do a regular purchase and rent?

The title company will make sure the title is clean.
