All the units ive ever seen in Santa Barbara, unless you pay a fortune for them, are very outdated and no owners seem to want to upgrade them so long as people are still renting; probably due to the already high mortgages, which isnt fair to the renters.

Thanks for your replies.Here is the TERM section of the lease:---------------------------Term: The term of this lease shall be for "one year" (duration) commencing 01-01-2019(date) and expiring at 11:59 PM Eastern Time 12-31-2019 (date (the “Initial Term”).Either Landlord or Tenant may terminate the tenancy at the expiration of the Initial Term by giving written notice to the other at least 30 days prior to the expiration date of the Initial Term.This notice shall contain a definitive move-out date after which the Tenant must have completely vacated the property.

We also have charges for hold overs, but I tell them if we haven't filled it by their stated move out date, we'll let them take an extra day or two to make sure it is really clean.

I come with a tape measure, my repair price list (I’m a contractor so it helps), and a copy of at least 5 comps (preferably 1 in a state of disrepair, 1 in fair but outdated condition, and 1 fully remodeled).
