Since then I have opened my LLC and am beginning to buy other investment properties under that LLC.   

Interestingly all were held by some type of LLC and a few were held by the same LLC.

... as I own my RE portfolio via my single member LLC is there a process that I can setup wherein the event of my death that LLC passes to my designated individual along with the assets owned by my LLC? 

Like LLC, S-Corp, C-Corp, etc.

Most lenders are perfectly fine lending to an LLC.

Commercial loan on a property owned in an LLC that I have 50/50 ownership in, that loan is personally guaranteed.

I have not consolidated them under one LLC as of yet—my attorney advised me to beware of franchise taxes in my state that may cancel out the benefits of consolidation.  

I'm furious at this point, not only for the financial loss but also for hours upon hours of wasted time and running in circles.So here is the entire point of my post and ultimately my question; In clear language on our executed contract, I have included "X LLC reserves the right to file an affidavit of memorandum on the property."
