Without the ability to do work yourself, have labor at cost (if you are a contractor - for example), or have market appreciation help you in the renovation period, a full BRRRR or healthy margin flip for a new investor is really difficult.Thanks for sharing.

In many instances like this one - by the time it gets investigated damage is already done I love these articles not for the fact investors are getting abused.. but the statements about lavish lifestyle fancy dinners etc etc.. every single white collar litigation or criminal complaint has that exact same language.. and now you know why the Mafia guys just lived in some plain Jane home and maybe drove a caddy and ate at a low end restaurant LOL.

In terms of business , I love my beach home but people do not book a beach home on a dreary January day, but this place is fully booked in Janaury because couple love to walk the downtown, take in an opera and live the Manhattan lifestyle right on the island and you dont have to get in your car .
