Newbie, please be gentle. :) I have been a landlord before (and still am), but it's not my main gig, so I'm definitely a newbie in this sort of analysis.

Purchase it at cost and they would not have a taxable event either.And with a little massaging they can get the first loan without a prepay penalty. 

Almost a year later 3 weeks before his lease expiration he begged me to extend for additional 2 months which I gently rejected because I already have tenant in place plus I don't want to deal with this person ever again, and thats when everything started...

We raised the rents gently on existing tenants and 20% or so at turnover.
