Hello BPers,I am an investor investigating the eastern Michigan market for flips, short term rentals and buy and holds. 

Successful investors often focus on properties with potential for flipping or long-term appreciation.

I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

For me, If they buy with me and then sell with me when they flip it, it is totally worth the time/effort. 

At first, I want to purchase 1 mobile home to fix and flip to learn the process.

Hey Jonathan,I found contractors through refferals and facebook groups, those contractors were great but they are not experienced in new construction; plus with me being out of state it would be ideal for me to hire a GC, instead of sub hiring ( i dont have time for that being far away),I am switching from rentals and fix and flips due to there's just more profit when doing new construction, and way more deals!

I do 20-30 flips/wholesales per year.

Investment Info:Single-family residence fix & flip investment.

Do some wholesaling and fix & flips for some cash now, but also buy some rentals and land for some long term gains. 

We close BRRRR and fix and flip deals in 3 - 5 days.
