This limits my ability to see if they are employed, any information on prior rental history, criminal history etc.I planned to ask the owner to get them to sign a month to month and tell them that my intention is not to put them out after each month (which it isn't) but in case things go bad I do not want to endure it for a year.

That being said, the frequency of discrepancies in the short period of time you've owned definitely seems very very high and I would probably lose a lot of confidence in the turnkey operator at that point.I'm casually looking into different turnkey markets but I do have a lot of reservations including the experiences you've had to endure
