I personally like the all cash plays. sleep well concept. but mathematically leverage of course creates higher returns if EVERYTHING runs right.

I loved the Blu homes concepts and designs, it was purchased by Dvele.com and they are moving to Montana. 

And that’s too bad, because the concept can lend “clarity of purpose” for many investors.Often, we in the real estate arena, get caught up in our real estate “business”, with an emphasis on “cash flow” or “spendable” income, the professional investors equivalent to salary for the wage earner  and met income to the small business owner.

Recommend you do a separate post and copy your LLC Operating agreement and ask if there are any ways to improve or concepts to check on.  

And lastly, when Pace introduces a concept in the subto course and reassures us that all our questions and objections will be answered because "we'll go into all that later on in the course," does he actually answer them or does he keep kicking the can down the road till you get to another paywall? 

I have been trying to grasp these seller financing concepts and out of the box strategies ,but it’s hard to find information from people who have actually done one of these deals.
