Brent, its quite interesting that you seem to dislike the two (out of few) people on this website that actually understand the definition of "cap rate".

My own view is that if a tenant sees a landlord as being so hard boiled that they dislike dealing with them they are more likely to move.

You prefer to be pedantic and difficult -- as opposed to trying to help people be successful -- and that's why the well-respected people on this site dislike discussing things with you.

They can't easily get loans for previously owned homes, may not have good credit history or have had to start over due to bankruptcy or divorce, prefer to live using cash instead of credit or banks, want / need mobility, want some yard space, enjoy communal living, dislike urban living, want to save money or have limited income, want to live simply, etc...

Likes and Dislikes?

My wife hates that we own real estate as well.......but she doesnt seem to dislike the fact that we are financially independent before we hit 40 years old.

More to like than dislike and interesting that for several responses until you showed up that it was all headed around what not to like though that was not the title of the article.
