So I just got out of a seminar and the information that was given was exceptional but very true and at the end of the seminar they offered a 3 day workshop for $2,000 that will teach us how to wholesale, provide a lender who will loan 100% and they will help us with our first deal.

The only guy I currently know (my nieces husband) is neck deep in robotic pilot design for helicopters (he actually has a full sized chopper in his company workshop) & I'm convinced he's very familiar with weaponized drones.

(This will be our 1st rental property) The property currently has a 3 bed 3 bath house with an attached barn/storage workshop, and a 1 bed/1 bath above the barn.  

A 3-day workshop?

My SFH with ADU ($2000/mo in rent) was compared to a SFH that had a workshop attached to the garage, so the appraiser gave the ADU a $40,000 value... which was generous.

The huge lot, hot tub, workshop, screened in patio, pergola, dead end street all add value.

Depends on the renter -  First location (to work, shops, etc) and price matter most.
