This motivates them into working with you to come to an agreement and get the loan reperforming.The NPN investor I spoke to said he has proceeded with the foreclosure and taken the property subject to the first on a few occasions and in some of those the first threatened foreclosure and never followed through.

If the problem continues, give another one threatening eviction (if they are on a month-to-month lease, just don't renew it and they will be gone soon enough).
