The thing I have learned through flipping many properties is that slow is smooth and smooth is fast.Make sure you vet your contractors as thoroughly as you would vet a tenant - I have learned vetting is one of the most important things I can do as an investor.

Make sure to request and review these thoroughly.

My advice to all renters is to research your landlord thoroughly before moving in. 

Have you thoroughly researched the property and its expenses? 

Generally speaking, ensure your ARV estimates are conservative to avoid over-leveraging, screen tenants thoroughly, and having a buffer for unexpected repairs or vacancies is essential.

@Joey Gedgaud we take over a lot of properties where owner complains previous PMC:1) Poor communication, taking many days, sometimes weeks, to get a response.2) Maintenance work being done without notice or approval request.3) Surprises for extra fees, services not covered , etc. because the management contract was "simple & short" instead of thorough.

But if the property is empty a protocol in that scenario would call for the removal of the affected area and a thorough cleaning and disinfecting of both rooms.So if you're someone who wants to get ahead of the curve make it a routine task to test for mold before and after a tenant moves.
