They may want to extend for a year after the 6 months at a discounted LTR rate or it is simply a transition place while they look to buy, etc

When you are investor friendly it means you understand the metrics of the buyers property search.I have seen so many agents get comfortable and simply add their new buyers to the "Hot Sheet" and they blast the buyers with properties that do not even fit the buyers cash flow needs or budget.

If you have the cash to complete the transaction as is, I would recommend simply paying the balance.  

We learned that some properties simply require strong market insights and timing rather than major renovations to achieve a solid profit.

Replacing a sewer lateral is easily a $7500 repair; it's probably closer to $10k, and personally I would have prioritized it over t+p. 

I'm not going to do anything at this moment, but if I do not hear anything, I was simply just wondering what the options were or if anyone has had this situation before.  

U simply are not clued into the lending market and the way lenders look at risk thats why you think its a great deal but its only great to you.. most all of us lenders do FAR better than 10% on really nice first position loans with a fraction of the risk..

Is it industry standard to use Passthrough's, as the fee's collected for certain item's are simply collected by the management company, then paid directly to the property management company, making the transactions net to zero for presentation?

Plus, t looks like this requirement has been in place since 2021, so I have not been in compliance - anyone have experience with this?
