I've been going to local RE meet ups and talked to other investors who have used many different strategies: out of state, syndications, NNN (triple net), commercial, AirBnbs, mid term rentals, co-ownership, house hacking, etc.

Nobody cares about DTI or any of that, just what the ARV is and how much you are lending.

I’d look at listening to podcasts such as BP, BP money, straight up Chicago investor podcast.While in school and even now, I’d focus on working as much as possible to make sure you’re in a good position to have a down payment as soon as possible.i’d try to understand what a good deal is (underwriting), and also lending. 

This is far from the 1st time I've felt that syndication management has been represented as primary ownership on BP, numerous podcast guests announce they own vast numbers of doors, and then deeper in comes the revelation that it's mostly syndication.

Investing in a syndication or fund could be a good fit given your situation.I started investing in some fix and flips and some smaller residential properties from traditional BRRRs.

This market is not always available in the MLS, so making it more difficult.A commercial lending is possible even with SFH, that will depend on your lender and the access to commercial programs, it will all depend on the situation.
