I would accept that arrangement in my cheaper rentals but if I was renting a house in the 2-2.3k range, probably not unless you paid the full amount up front.

Sounds like he is bringing  a lot to the table, though, so moving forward maybe consider a different arrangement.

Instead, I either sell the purchase agreement via assignment, or do a "double close" purchase arrangement.
