Not adding any additional living space, just dividing the two units, putting a kitchen in one of them, and probably not having to add a bathroom to either unit.  

Like Brandon mentioned - you sound like the picture perfect classic "DSCR Loan" borrower - dscr loans are made for exactly this typically - LLC friendly and usually the best fit for when investors hit the 5 or so property mark and hit a roadblock with banks, cash etc like you desribed.Check out this 12-part article series published here on BP on all about DSCR Loans, hope it helps!

However, now I wonder if it might be a good idea to set up the property management company first to take on local clients and propel us into the space faster.

There’s a separate kitchen and living space on each level, acting as a non-conforming up/down duplex. 

You are making yourself a mark for others to sell you.

I do work with some lenders that have no seasoning, or 3 month seasoning options in the DSCR space.
