I would check for water stains on the ceilings and leaks around the windows as well as soft spots on the floors.

They may ignore it or they may deduct less for no central hvac than having window units?

You have a very short window to build trust and show your credibility to a seller, the handwritten letters do neither of those things.

Hopefully it’s all legit but asking about getting a contract before sliding out seems a bit shady.
