WE did about 30 new builds downtown charleston but last 2 years we simply could not find anything that worked.. finally found a lot and we close on it mid month.will build the same floor plan on the same street we did 5 years ago and sold for 450k this time its going to sell for 850k..

We renovated the upstairs with included: new kitchen countertops and backsplash, adding a half bath and laundry room to the main floor, refinishing the hardwood floors, painting everything, refreshing the main and master bathrooms (paint, new fixtures, regrouting tub/shower surrounds).

My lease is written such that an unauthorized pet has associated a per day fine of $50/day (which is about what pet boarding costs) plus for any animal stay tenant agrees to HVAC duct cleaning and professional floor cleaning to remove any pet dander (some people are very allergic to pet dander).

For rentals I typically prefer going with LVP flooring, affordable cabinets etc. but one thing I like to spend $ on is countertop as its used often so I will go with an affordable solid surface top.

Marble backsplashes, all new kitchens, bathrooms, HVAC, electrical, refinished hardwood flooring, etc, all with the idea that we would get better tenants, higher rents, lower vacancies, and less maintenance/repair requests.
