One suggestion to save on heating / cooling bills is to put in insulation board and spray foam insulation where there are drafty areas.

As soon as we saw the 87% we knew we had to negotiate the purchase price down to around $125,000 and shave down the renovation budget to $90,000, we cannot really control the fees so we hold those static in the new calculation:  $125,000 + $90,000 + $16,000 = $231,000/$300,000: 77%, which is still high...
