If its a 6 mil land deal which is what I am working on currently, the expected em is 60k. 

Americans have always had a history of moving to where land and housing was plentiful and cheap, but no one wants to do that any more.  

Seller's make claims all the time.... you can build up to 12 units on this land, you can subdivide this into another parcel, rarely are these true if you call the city and do some legwork. 

Fairbanks, Alaska, offers incredible opportunities for those interested in purchasing land.

I obviously can't pick and choose what score to accept due to the Land Lord tenant act laws.

I can't make the former strategy work even if I were to acquire the land well and that goes back to construction costs.

Agree, being a passive investor has a lot more land mines in the current environment than a few years ago. 

I am not worried about landing at this time.
