@Chandler Rehbein just like Kevin said in his 1st sentence... not all companies are created equal. in my agency we don't work with carrier that have anything other than A ratings unless the client specifically requires it...

For your contract in particular, you would need verbiage that says something like either "In reference to the contract for purchase and sale... between Macen DiPaolo or assigns (buyer) and _____ (seller)"....or add a sentence like..."

I got a POF letter a long time ago from a transactional funding company and I still use the same one, just change the dollar amount on it.Jon mentioned a really good point, going after properties on the MLS and having to provide earnest money b/c thats how realtors are trained...........I'm sure I'll get a little heat for that sentence but oh well...........
