The other one Malcolm can fund the repairs myself.It's bad enough when you speak in third-person, but please try not to mix in first-person references in the same sentence...So really what Malcolm is lacking is not vision or a plan, its financing so that either I can do a short pay or a short sale but with the intent to get the property back in Malcolm's name.You were clearly lacking vision and a plan when you purchased the properties.

A simple sentence will work:"The Effective Date of this contract is ____________" {you can fill in the blank with an actual date, or a statement that the effective date is the the date the last party signs the document, or whatever}This will clear it up and you won't have to worry that one party thinks time periods run from a different date.
