There is the issue of intent to occupy with the matter as to loan fraud.VA loans are only assumable to owner occupied assignees, so that one year time frame will be applicable.A Sub-2 may not be the best way to go, if all you're after is squeezing out cash flow, as much as I dislike them, a sandwich lease could be your best option without cash.
