I agree with Bill, if you "buy right" and are able to acquire a distressed asset at 50% or less of current value and rework it to performance, then your equity margin will compensate for inflationary effects.

No rehab required (just some interior rework whenever the tenant eventually moved out and a few clean), property manager was going to stay on with current tenant so I’d avoid the initial fee, and COCROI was currently at 6% which would be over 10% once rent was near market rate.

I say that from a position of every time I changed something I would re-work the #'s and make myself crazy because variables are always messing them up!!

I would probably put my foot down in a situation where he blatantly screwed up and has to rework to fix his own mistakes.

Many I have spoken with are reworking their career, sometimes with an eye on advancing their prospects in their chosen fields, other times shifting into entirely new careers.  

I was wondering if anyone had any suggestions that I haven't seen to rework this without moving so many walls.

We just rework what has already been here. 

A data rework box (coax and phone) had a broken tab in the wall and was loose (their son could pull the box out of the wall). 

The cost to rework the entire Furnace/ AC system is upwards of 20k... not feasible in the slightest.
