I agree with Bill, if you "buy right" and are able to acquire a distressed asset at 50% or less of current value and rework it to performance, then your equity margin will compensate for inflationary effects.

The cost to rework the entire Furnace/ AC system is upwards of 20k... not feasible in the slightest.
