The inside needs paint throughout, new carpet, floors refinished (in some capacity).

January I will start tearing out old fixtures in the bathroom, refinishing the tub and laying backerboard and ceramic tile.

It is called refinishing, not painting.

I only refinished the floors, it is our guess originally the living room was carpet and at some point the put a hardwood down there.  

You then silicone them, bolt them back together, essentially turning them back into a one piece.What I typically do is this; Its fairly cheap to have your tub refinished if it needs it, or you can install an American Standard Americast, which is a good reinforced steel tub and is relatively cheap.

Our other contractors (plumber, HVAC, painter, floor refinisher, etc.) continue to provide good service, and are what make running 22 apartments while working a full time engineering job at a major company possible.

Some cosmetic repairs are necessary and the 3 car lot needs refinishing.
