The property might do things a bit differently in summer and winter versus spring and fall... every 6 months locks you into a recurring cycle where every 8 months you'll rotate over the years (and your portfolio).

Would very much like to avoid dealing with the infestation as a recurring problem.Questions: Do I have any recourse as far as going after the seller for not disclosing the infestation, complaints from the tenants, and orders from the city to me?

The best way for me to explain it is my IRA account, which has a balance, has a facility where I can issue checks either on a one time or recurring basis to cover expenses for the property.

Yes it probably will show up on your DTI, but it will be "knocked out" by the new debt AND should be offset to some degree by the rent.For example, if you owe a HML $75k with monthly payments of $600 and the house is rented at $900/month the lender will see a $75k debt on the property with a corresponding recurring debt obligation of $600 and a rental income of $900 (which they may discount by 25% to account for repairs and vacancy).

Obviously I still work, but I work on increasing foot traffic doing online marketing so I can build a pipeline of recurring business without the need for my presence.
