I haven't heard any who recommend a primary business model of buying notes with the chief intent of foreclosing versus getting the owner re-performing considering the cost and time required for foreclosure proceedings as well as all the unknowns that come  along with it.

For the last 22 years I've been involved in real estate as a house flipper, with extensive experience in building and renovation contracting, owned a residential property management company, and now have a private money lending business (licensed NC re broker).

Congratulations on wanting to start out in RE investing. 

After that, I will re-evaluate every 5 years based on local rent.

I really appreciate the comments, which are exceedingly useful as my idea develops.I should re-iterate that real estate agents shouldn’t and wouldn’t disappear.

I am working on my RE license for VA and see some gov contracts where JLL "is the Commonwealth’s contracted real estate broker for current real estate services, including with respect to the acquisition or lease of real property and the disposition of surplus real property." 

I'm trying to decide the smart investment decision - continue renting it out at a lower rental rate OR selling it and trying to find a potentially better performing asset to re-invest those funds in.  

Now that I am an investor - not an Agent - I just need MLS access for due-diligence research.I was attached with RE E-broker until recently.

There's nothing wrong with seeking concessions if there are issues that arise in the report, but using this as a strategy will garner you a reputation within the community if you are repeatedly going under contract and then seeking large re-trades.
