The stress of putting every piece of the puzzle together that makes a deal can be stressful. 

Then you could refi one in you wanted a bunch of money or just use the monthly cashflow.Good luck it sounds like a fun puzzle. 

This is what is is puzzling me because it will deplete cash inventory faster...

If you can find deals and have connections, build a marketing plan around that, but the pieces of the puzzle all need to be vetted, especially if you don't have a track record to show.

This is the last piece of the puzzle after you know where your going.. before asking directions on the road first figure out where your driving to, that the simple way I would explain it.Hope that helps

This will dictate where you purchase and look for properties based on that number alone.My point is that you always start with the end in mind and work it backwards, this creates the strategy (Buy and hold, flip, Wholesale, Notes) which will be driven by the tactic (SFR, MFR, Mobile homes, Short term rental etc) I always coach people and explain that the property is actually the last piece of the puzzle not the first.Hope this helps
