The bulk of properties run by small private landlords are managed rather poorly by people who don't know what they're doing and really have little idea about how to get better at it.

The last thing we want to do is make the house not pop from the street when we spent a lot of money on the inside, it's really the cherry on top.We use comps to decide how much to spend on the landscaping and how to style the landscape.

This motel has 16 private rooms, 4 shared bathrooms,  1 kitchen and living room.

Back 25 years ago I was named in two lawsuits solely because the plaintiff attorneys found out I was raising capital for a new investment fund, and they knew it would be cheaper for me to pay them off then to have to disclose the lawsuit in the Private Placement Memorandum.  

Every so often I will look at my listing in private or incognito mode to make sure it's showing up to the general public.Closer to their stay, I text guests (who want it) a guest book that I put together with local restaurants, things to do, parking, etc. 

For the last 22 years I've been involved in real estate as a house flipper, with extensive experience in building and renovation contracting, owned a residential property management company, and now have a private money lending business (licensed NC re broker).

Their representative recommended I engage with JP Morgan Chase private banking / wealth advisor as they thought this would allow them to be more creative and include other assets as part of the collateral.

Take AirBnB as an example: no one previously thought that a mass market existed for homeowners to let strangers in their homes, or for strangers to rent their space hotel-style.

We built a BEAUTIFUL Mailchimp account and sent out half a dozen Wholesale properties, only to get flagged and our account 'Deactivated' after sending one 'Private Lender' email campaign.
