I agree that the tag "investor" often comes with some pre-determined perceptions that are often incorrect, so I can see how keeping such a term out of the name would be beneficial.National Association of Community Improvement sounds good to me.

What concerns me is this "predetermined spread" that's left.  

You can pre-determine if the lot zoning would allow what you want to build there.

Is it a percentage of the profit or predetermined fixed amount?

In one lump sum after a pre determined amount of time or monthly payments, etc.?

One of the things that I always put into my contracts is a clause that states that amendments to the contract can be made by following a predetermined process and getting all the signatories to sign the amendment.

We have actually (and seriously) discussed with them that they are all to meet each other on a Friday evening at a predetermined time so we know they are all still ok.

One thing I'd suggest is to have pre-determined rental criteria (it sounds like you do) and apply them equally to all applicants (it sounds like you don't).
