In case you haven't seen the movie, let me summarize it for you:1) CA becomes more anti-landlord.

There is a little bit of my home in every STR of mine; kegorator, fire pit, pellet gun & pigeon bait, propane or gas grill, Netflix, adult movies, 2 sets of boxing gloves and headgear, artwork of scantily clad women, etc. 

Had some changes in regards to put movie ng that was up in the air and kind of fell off.

Most architects do not fit the stereotype of the ones you see in the movies (or the famous one your actually hear of).

My philosophy is, if I'm going to be spending the time anyway (mowing the lawn, watching a movie, listening to the radio), why not instead spend that time productively?

People take the movies with my advertising. 

The more into RE and investing I get, the less interested I am w/ movies/ tv shows to watch in my free time.

I'm very passionate about cultural transformation, social justice, great movies, etc. 

@Jack NiI couldn't really believe this was a legitimate question, so I checked your other posts about the right time to wake up and buying a house 367 feet (measured by Google Maps) from the railroad tracks, the 80 lb. dog that chewed up a fence post, your post wondering in general about being sued, your comment about how you want to get a real job selling movie tickets and candy...Are you really sure real estate is right for you?

I've seen the movie here, and my advice would be to take whatever you are quoted and double it for your underwriting.
