You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

To me BPRE was more about the individual stories of the investors and how they operate, with the hosts sharing their experiences as it related to discussion.

Being young will present challenges in a field where experience is highly valued not just with lenders.

I would research as much as I can on those markets and join your local investment Facebook groups as well because there are local investors who can share more experiences as well. 

I do NOT have enough knowledge or experience in this arena to provide specific “how to” accomplish this, or even to provide specific”proof” of my position.  

I don't do this for a living and have no real world experience, but at 40% down, even with a 7% int rate, that seems like a high monthly payment.

@Thomas Farrell if you have any experience managing property/construction projects, I would look in to flipping properties and keeping the once that you see an acceptable cashflow on when finished.

It depends. all you talked about was the property but financing is more about the borrower, their experience, their credit, the cash available etc.

Once you get more experience, you can expand to out of state.

So yeah, Ive got some experience in this realm.
